3 Icons in Real Estate Share Their Top Relationship Marketing Tips

Creating a competitive edge is the key to standing out in a crowded market.  Real estate, especially in the Greater Houston, Texas area where I live, is an extremely crowded market.  There are 70,000 agents for 7 million residents.  Relationship marketing is your competitive edge.

Using relationship marketing principles, Jim McCord took his average transaction from $200,000 to $1 million.

Jay McHugh used an agent appreciation system to grow his brokerage to $1 billion a year in sales.

Over a four-year period, Gayle Zientek tripled her business 99% by referral.  She has already received 99 referrals this year.

Sounds like three people you might want to learn from, eh?  Watch this Facebook Live replay:

You can use the same powerful relationship marketing tool these real icons in real estate use in your own business for as little as $5 per customer per year.  I can show you how.

How to Drive more Organic Traffic to your Facebook Business Page

Back in March of 2016, over 16 months ago, I recorded this video and started writing this blog post sharing a few organic traffic tips gleaned from April Williams, Creative Brandista, at the Find Your Vibe to Attract Your Tribe Personal Branding Live Workshop I hosted the previous month.

As a result of implementing a few of April’s tips, over 11,000 people saw posts from my Facebook business page over a 7 day period.

In a nutshell, here are 3 big takeaways:

  1. Keep your business page and your personal profile separate.
  2. Use your real name, not the name of your direct sales or network marketing company,or your business page.
  3. Set up your business page as a “public figure.”

Of course, doing those three things won’t drive traffic to your Facebook page.  You have to create compelling content that gets shared.  In my case, I created a heart-felt call to spend Leap Day in service to others that created a small buzz.

Chemo Update

On a side note, I am so happy to have reclaimed most of my eyebrows after chemo made my hair fall out!  What a difference 16 months makes.  I’m not so thrilled about having to shave my legs again.

It is actually kind of groovy finding all these almost finished blog posts in my drafts.  There are 18 other partially written posts in there that can be updated and tweaked.  Chemo is a great excuse to be a slacker.  Though I still receive intravenous Herceptin treatments every three weeks, I can no longer claim chemo as an excuse, since the treatment I am receiving now doesn’t have the brain-fogging can’t-get-out-of-bed side-effects of Abraxane.  So, I will just be an excuse-less slacker if I don’t turn those drafts into awesome posts.

Networking Follow-Up Do’s and Dont’s

Let this sink in: 80% of sales happen after the 4th follow-up. Yet, only 12% of people follow-up more than 3 times.  You don’t have to be good at math to figure out the magic follow-up formula.

4 Follow Ups = More Sales

The folks over at Cassius Blue Consulting put together this fantastic info-graphic on the do’s and don’t of networking follow up that really speaks for itself. But, you know me, I always like to add my two cents.

Be Authentic

Not everyone is going to be your client. In fact, that’s the last thing you want!  You want to be doing business with people who know, like and trust. Just like you want them to know, like and trust you. Rapport. The word for that know, like and trust factor is rapport. Be who you a really are and you will attract the kind of clients with whom you love to work.

Have Fun

Make follow-up a game. Have fun. Connect with your prospective client on Facebook or LinkedIn. Send real paper greeting cards with fun photos from their Facebook feed. Most folks don’t have print copies of their favorite photos anymore, so they will treasure your greeting card for years, proudly displaying it on their desk. They will never forget you!  I use an app that allows me to send a real paper greeting card with real photos with a few taps and swipes for less than $2 per card including postage, you can check it out here.

Transactional Marketing vs. Relationship Marketing

Transactional Marketing focuses on a single sale at a time.  It is a very short-sighted and exhausting way of doing business.

Business is a series of transactions, you know, exchanging money for goods or services.  If you don’t clients giving you money, you aren’t in business.

Business also involves an investment, usually money and a lot of time, to get off the ground.  If you aren’t willing to invest in your business, you aren’t in business.

Relationship Marketing focuses on cultivating customer loyalty, and long-term interaction and engagement.  Relationship Marketing results in more client retention and repeat sales.

More client retention and repeat sales means a faster return on investment, which means more profits.

The foundation of Relationship Marketing is follow-up.   If follow-up is your downfall, I can help.

Starting today I’m offering my completely free 7 Secrets to Effective Follow-Up training as a 7-day Facebook Event. No need to sign up for anything, just RSVP going on the event page.  If you are reading this post sometime after July 11, 2017, hopefully, the content will still be there if you click the link.  It’s good stuff, I know you’ll enjoy it, and learn something.

If you apply what you learn to your business, you will see results.

Houston-Area Events to Kick-Start Sales in 2016

There are three types of marketing you must practice if you want to kick-start sales in 2016:  traditional marketing, attraction marketing, and relationship marketing.  Using all three marketing approaches will keep your sales funnel full.

In very simple terms, traditional marketing is your business card, flyers, brochures and logo.  Attraction marketing is your personal brand, the things you do that make you interesting enough to others that they want to work with you.  Relationship marketing is showing appreciation for, and interest in, your potential and existing clients.

If you live in the Greater Houston area, you have several opportunities over the next few weeks to learn from masters of traditional, attraction and relationship marketing:

Fun January Recognition Holidays | 15 Great Reasons to Send a Card and Gift

Today is Friday, which means I am spending my morning at Conroe Coffee helping clients create beautiful real paper greeting cards with their laptops or smart phones.  I look forward to Friday mornings because, let’s face it, greeting card senders are good people.

I love sending, and receiving cards.  This week I received New Years and Birthday cards from Angie, Joy, Babs, Steve and Becky.  Fun!

Back in 2014, I started curating lists of recognition holidays, reasons to send a cards gift, by month.  I wasn’t very consistent at it.  Lucky for me, SendOutCards, is now doing the curation!  Hopefully, since the hard part is being done for me, I’ll get better at remembering to share the list each month.

Matthew McConaughey Got It Right | How to Get More Testimonials and Happy Clients

If you are a long time follower of this blog, you know that my husband and I own a custom furniture business called ShaKa Studios.

We launched our website in 1998 and sell high-end niche furniture.

We do NOT have a SHOWROOM. NOR can our clients EVEN SEE the furniture before they buy!

You are probably asking yourself how that is possible.

The answer is simple. I ask for testimonials.

A Simple Way to Get More Testimonials

I use SendOutCards to send every client a thank you card and in it I simply write, “we’d love to see a photo of your new furniture in your home.”  I attach sea salt caramels and click send.  About 40% of our clients will email or text photos to us after they receive their card and caramels.

At this point you are probably wondering what Matthew McConaughey has to do with customer testimonials?  I’ll get to that in a minute.

This past summer,  I received a series of photos of a white cannonball bed in a home on Long Island, Bahamas with a note that simply said:

“And thank you for the awesome caramels…they’re gone now!!!!”

Here is one of the bed photos:

The caramels cost about $10 with shipping and now I have gorgeous photos of one of our handmade beds in a beach house on Long Island Bahamas. I can use these photos on our website, blog, and print advertisement. I’d say my return on investment is AWESOME!

The Magic is in the Cookies

I send a thank you card and gift using SendOutCards to each of our Shaka Studios clients. I do it because we truly appreciate our clients and want them to know so.

Received a note the other morning from a world-renowned interior design firm in Boston.  They ordered two custom red cannonball beds, so I sent them 2 dozen cookies:

Hi Shane and Kandas,

Thank you so much for the cookies and the sweet thank you card. It was a very nice surprise this morning. Hope you had a wonderful 4th and your summer is magical.
Thanks again,
Sarah and the W&S team

Not only did Jamie Deaton leave a rave review about her custom bed, she also tweeted about her card and gift:

SendOutCards works for all sorts of businesses. I showed Bryan, a member of my Tuesday networking group, how to send cards and gifts to his insurance clients. He posted this to my Facebook wall:

Gratitude Reciprocates

I promised I’d get to it…  In his Oscar acceptance speech, Matthew McConaughey said it best:

"It's a scientific fact that gratitude reciprocates." - Matthew McConaughey

Appreciate your customers and they will appreciate you back with more testimonials, repeat business and referrals.
